Question:

1000 sq ft house - better two bigger BR or three small BR?

I'm getting ready to build my first home and am concerned about resale. I'm on a tight budget to complete a 1000 sq ft home. So, is it better to design and build a house with two larger bedrooms or three bedrooms (13x11 MBR, 10x10 additional BR)?

Pick your poison.  There is no correct answer.  The main thing to consider is will you enjoy using it the way you choose.   If you choose 3 bedrooms, it is guaranteed that a buyer will look directly at you(in 3 years) and say "Those bedrooms are too small".    If you build 2 beds, the next buyer will say "I need 3 bedrooms, what were you thinking".  Welcome to the world of real estate.

The theory of conformity answers this question.  Generally, a property will realize optimum value when it conforms with it's surroundings.  If most properties in a given area have 2 bedrooms, then buyers who need 3 bedrooms are unlikely to search for home in that area, resulting in a reduced demand and reduced value for the few 3 bedroom properties in the area.  If, on the other hand, most properties have 3 bedrooms, then this will be buyers' expectations for a typically priced home in the area, and they will expect a property with fewer bedrooms to priced significantly lower.  If both are similarly common, then check sale prices for both 2 and 3 bedrooms to see if there's any price variance and make your decision from there.
