Question:

3 small bedrooms or 2 larger bedrooms with master bath??

I hate the size of my bedroom and the fact that my house only has one bathroom, would it take away value if I took out a bedroom and made a much larger master bedroom with a master bath? So right now it is a 3 bedroom 1 bath(with a potential bedroom in the finished basement) but I want to make it a 2 bedroom 2 bath, is it worth it or would I end up hurting myself in the long run, I don't want to be in this house forever...

  1. i thought about something like that too. but personally i would keep the 3 bedrooms.........because ppl look for more bedrooms....they can squezze. lol.and built a bedroom in the basement and add a full bath.....cost should be around 12,000. but def. worth it in the long run. the room sixe should be like 12x 12 and 15x 15. and bathroom should have a tub

No... the biggest value of a house is the master bath and the master bedroom.  If you have 3 really small rooms, go for it.  It might even increase the value of your house.  It will really increase the value of your house if you make the potential bedroom another bedroom and expand your home.  Good luck!

  3. No, you will actually ADD value. Now-a-days people ALWAYS looks for the master suite, so adding it would be wise. Most parents want  a different bathroom then children anyways, adding another bathroom will definitely be smart. If you are even more concerned call a real-estate agent to check for sure. But, I watch a TON of the HGTV shows and they always say the Master suite is  smart $$$$ upgrade! You usually see back the money, PLUS some of the money you put in.

    I also agree, add the room in the basement, it will serve as a guest room, or someone can make it an office, but it will also be a wise decision.

  4. We are in a very similar situation. we've decided our best bet is probably an addition. we fear we'll lose an entire demographic of families looking to buy if we eliminate the third bedroom when it's time to sell.

  5. no its completely worht it especially if you feel uncomfortable and the future buyers of your home will probably be attracted to it because of the remodeling and the price will go up as well

  6. I'll start by saying that I'm not a professional or anything, but I'm thinking that you should'nt. Having 2 bedrooms 2 baths mean 1 bath per person, which isn't really necessary. If you had 4 bedrooms it'd be a great idea, but I wouldn't do it if it will leave you with only 2. Not many people these days would settle for 2 bed.

    But like I said, I'm not an exper so don'ttake my word for it.

    Cheapest option if your not staying long term.

    Make it into an entertainment area with a big couch for the odd siesta

  9. yes it prob will cause more people want 3 beds so when you go 2 sell it they will say its not worth as much as the 3 bed but with an extra bathroom it might counter that argument but prob it will cost you

  10. 2 larger ones, no one likes a small bedroom!
