30 Day Notice to Vacate???

I want to give notice to my roommate that I sublease to, stating that his last day is Sept 17th. Does anyone know of a good/free template that I can use? Also, do I need to state reason's why I'm giving him notice, or am I ok with just a standard letter since our lease states that both he and I can give him 30 days notice, w/o reason.

  1. If your tenant has lived there for less than 6 months, no reasons are required. After that, you are supposed to cite reasons but try and avoid giving any. It will only lead to fighting. Just issue the 30 day notice a few hours after he pays his rent (hopefully in cash). Then proceed to tell him when he asks that you just feel like it is the best way to resolve the issues between you and don't get too detailed. I just did this to a r****d living in our rental prooerty and it works great. The less you say, the better it goes.

I'd just give him a letter along the lines of "This letter is providing 30 day notice that your lease will end no later than the 17th of September, as required in our lease."  I'd stay away from written reasons and make sure it doesn't have anything to do with race, religion, national origin, or any of the other protected classes.  Keep it friendly but be firm.

Just a white piece of paper with a description at the top.  If you think she will move, just hand it to her.  You don't legally have to state the reason but it might be a good idea.   If you think she won't move, hand it to her and tell her that you also sent it by certified mail so there is a record.  Tell her that i made you do this... it wasn't your idea.  The judge will demand proof of the Notice to Vacate for you to win your case. /
