  1. Here's one for contemplation, is the thermostat LEVEL?

Seriously,if its a mercury bulb type, they MUST be level

  2. there is a calibration s***w on your thermostat. when you set it at 77 and it shuts off turn the calibration s***w down to 77.

  3. it could be the thermostat especially if its a Hunter Thermostat, or your  unit could be kicking off on high pressure. I would call a service tech out to look over your unit. if you are a technical person i would buy a new thermostat  first then maybe call a service tech out.  just make sure you shut the unit down at the air handler or furnace which ever  you have before changing out the thermostat.

  4. HVAC Tech.: Sometimes the thermometer on the thermostat is off, and can be adjusted, as long as the thermostat is level and is cutting at the same temperature every time. If you have no other problems just put the adjusting lever at whatever point you are comfortable at. The next time a technician is in your home he can adjust it for you, won't take but a minute.
