About how much dose Texas pastureland cost per acre?

I am planning on starting an animal shelter in the country in Texas that provides permanent homes for rescued "farmed animals" (similar to Farm Sanctuary). I would also foster more traditional pets on a temporary basis like any other shelter, but my main requirement is that I have enough pasture land for grazing. Dose anybody know how much your average acre of pasture land costs? Also, around how much is the price increased if A.) there is already a house on the property, B.) the place is already set up as a ranch (like the fencing and a few buildings are there) C.) It has a pond D.) it is right off the main road (by this I mean people are semi-likely to drive past it - for example the ones you see when you drive through the Texas countryside) E.) it is semi-close to town while still being in agricultural zones.

Even if you don't know, if you had any suggestions about how to find out or about zoning laws, that would be great.

  1. Depends of course on what part of Texas and the quality of pasture. I have 10 acres outside of Amarillo that I would sell for the tax apraissal value of $3800. Land in that area  generally sells for about $1000 acre right now. This is completly undeveloped. Any improvements, ponds buildings, pasture improvement will increase the price as will proximity to town and the size of the nearby towns.

    P.S. I am not using this question to try to sell my land only as an example. I would however consider an offer and your cause seems admirable.
