Question:

Adding a room addition in my garage?

I am going to add a room addition in my garage. I am planning on it being in the corner so I will need to only add two walls. Is there an easy way to tape and bed the sheetrock? I think that will be the hardest part for me.

  1. If you are thinking of adding habitable space to an existing garage, getting a permit will be the hardest thing to do, never mind taping the drywall.

Most Building Codes require a minimum fire separation between a garage and the rest of the dwelling; and most forbid entering directly from a garage into a sleeping area.

Although I believe that the IRC removed the requirement for a 6" high gas curb between a garage and any living spaces, a lot of jurisdictions have maintained the requirement in their local ordinances.

My advice is, before you get too wrapped up in the details, like finishing the drywall; check with your local Building Department to see if what you are planning on doing is legal. You will find things like providing conditioned air, minimum natural lighting and ventilation, emergency egress/access, electrical requirements, smoke alarms, minimum size of habitable rooms, and room usage will all be questions you need to answer before getting a permit.

Also, if by adding this space to your garage will no longer allow a vehicle to fit, you may run afoul of local Zoning Ordinances, as well. Many jurisdictions have Ordinances requiring garage parking for at least one vehicle.
