Advice on tearing out partial wall that divides family room..?

We live in a double wide modular home. We have a partial wall that divides the family room and dining room. We want to take that wall out to make a great room type of space. We have a separate formal living room that also connects to the dining room but that would not be affected. It's a partial wall because there is a wide doorway, open to the ceiling that goes from the family room into the dining room. There is no plumbing or air ducts in the wall, just one electrical outlet. I really need this space opened up for more room so that it opens up the entire family/dining/living area into one large space. Has anyone done this and can give us tips? Good advice would be greatly appreciated.

  1. If your talking about a half wall or "knee wall" that only attaches to anotoher wall than taking it down and out should not be a problem.  You will want to be sure to have someone look at your electrical outlet to make sure there are no wires being fed to other outlets or lights before disconnecting it.  Other than that you should have no problems besides matching your floors and patching the wall where it was removed.  The wall is more decorative than anything and most people don't want them anymore.

    Your biggest concern will be the electricity so make sure you have someone that knows what they are doing look at it for you.

  2. DO NOT do it before you hire a contractor to tell you if it is a weight berring wall. You will need a building permit and inspections. If the wall does not bear weight an electrition can remove the wireing easy.

    If you remove a weight berring wall you will reck your house it will be condemed. Just because it has a door does not mean the wall does not hold up the roof. They put headers above the door inside the ceiling.

    Check first and do it with a permit and inspections. If you do not get a permit your insurance will not cover your house down the line.  

  3. it does not appear that it is a structural wall.

    find the breaker that controls that receptacle, shut it off and remove the wall. you may have to disconnect that recept. from where it's fed from, most likely another receptacle.

  5. Get it done professionally trust me, personal experience showed me best.  In the end it will look a lot nicer and cost a bit more.
