             If no time limit is specified in the offer, the answer is "a reasonable amount of time". This can be arbitrarily determined to be between one and three days.

             I suggest you make a new counter-offer in the context of a notice to immediately withdraw Offer prior to acceptance. Your counter-offer should contain all the terms of the original offer AND further include the words, "time is of the essence" and if this new offer is not accepted in writing and communicated to buyers through fax transmission on or before July X, 2008. The new offer expires by operation of law and is of no further force nor effect.

  2. It depends, usually within a week. If your offer is too low or they just accept another they may not tell you and just let you hang.

  3. Depends on how long you gave the sellers to respond in your offer to purchase.  If they want to accept your offer, they should do so by the deadline you placed in the offer.  If they want to counter offer your offer or reject it, they can do it at any time.

  4. The time to respond should be listed in the offer. Check with your realtor.
