Am I suppose to pay????

I am renting a house in NC and I was washing today and the washer just stopped in mid cycle and I can't get it to do anything. It won't even let the water spin out. Am I suppose to repair to it or the landlord. It was here when I moved in.

  1. A washer usually won't start again when it's full of water, especially if it's a newer model. Try emptying it out by hand, it's a pain I know, but you might be able to fix it.  


  2. Laundry appliances are not usually included in a rental and I'll bet the last tenant just left it there. If that is the case you'll have to repair or replace it. If it doesn't say in your lease contact the landlord and see what he has to say.

  3. I'm pretty sure it's the landlords responsiblity for repairs. I would ask him/her before I would pay for anything.

It depends on whether or not the washer is included as part of your lease.  It may simply be a unit left by a previous tenant, and the landlord left it there.  If that is the case, you get to pay for the repairs.  If laundry appliances are included in your lease, then the landlord is responsible.

  5. Generally, if the appliances are included in the rental, regardless of what the lease says, the landlord must repair or replace them if they break down.

    However, if the washer broke down due to your misuse or negligence - overloading for example - then you are responsible for the cost to repair or the depreciated value of the washer. The landlord handles the repair or replacement, but you are liable to reimburse the cost.

  6. If the washer is being provided by the landlord, then repair of it should be handled by the landlord.  The only exception would be if there is a clause in your lease that states otherwise.
