Any Secrets to selling a home?

My house has been on the market for a few months and I am not worried only because I am not in a hurry but here is my thing I made a mistake and paid 80% in cash for this house 2 years ago and I do not like it here in PA want to move back to Florida and now with the market well I just don't want to give it away. Any advice?

Lease it out and hire a good management company.

Price it right, which might very well mean you are going too lose some of the equity, depending on how much you paid and what it's worth now.  Depending on where in PA the house is, the value could possibly have dropped 15-20%, so you will be lucky to only lose whatever the new realtor is going to charge to handle the sale.

Where in PA?  Some spots a still selling like hotcakes!  Make sure everything is clean and well kept.  Do a little research into your area and see how much the house are going for around you.

In addition to the right price, you need to use every resource out there. The internet, signs, newspaper, flyers, etc. If you aren't using a realtor, research the recent sales in your area. The ones that are most similar to your home will be the ones that you compare it to in order to price it right.
