Any estate agents where you dont need guarantor?

i live in north east england and desperately need to go private but everywhere i try require me to have a guarantor, i am trying local papers but not having much luck. Please help

  1. Private landlord (ie not going through agents)

    or pay upfront - for say, 6 months at a time.

    The only reason agents would require a guarantor is if you dont earn enough (on paper) to afford the property (I think the rule is you need to earn 2.5 times the rent) - or you fail a credit check.
