Any nationality can invest in real estate in Australia or New Zealand?

I know USA is like that, but not sure of OZ. or New Zealand.

  1. Firstly if its for investment purposes you need to obtain FIRB approval - there are different rules for newly built properties and established properties.

    Secondly, depending on how you would finance it - if you can pay for it up front - no problem but if you need to borrow then it can get tricky especially if borrowing from an Australian Bank.  Basically you cannot borrow more than 70-80% of the value of the property (depending where you come from) and then you would need to show 2 years income tax returns and be able to service the debt.

    We have many foreign investors in this country who buy property for many reasons and as long as you find someone who provides you with correct advice you should be ok.

    Not too sure on NZ though

    The rules are strange.  There are restrictions on investing in residential property, and none (or less) on commercial property.
