Property Management Agreements are used to hire someone to manage your rental when you are living far away or too busy to handle it if you are local.  It would be hard to "separate" a management agreement.

You must mean how would you divide a rental property if the spouses were getting divorced.  You tell the manager , in writing and signed by both of you, to send 2 checks each month.  That is going to be a problem is there is a mortgage to be paid.  You probably don't want a manager to be in charge of your mortgage- too dangerous for your credit.
