Yes, switch industries.  The mortgage industry is horrible.  The people that are buying right now already have $$$ and do not even need mortgages.  The people who do need them do not qualify any longer.  They have no $$ for down payment (and banks are not really doing 0% down any more) or they are looking to refinance their current home and have no equity left because of already taking it out or just the down turn in the value based on the current crappy market.

Work hard.  Work hard.  Work hard.  The last broker I had said if you make 10 phone calls a day you can make it as a Realtor.  You need to contact everyone you know and ask who they know that's looking to buy or sell.  Send letters or post cards once a month to your sphere of influence.  That would be anyone you know and have an address for:  friends, family, former classmates, customers, etc.  Whenever you meet someone give them a business card.  Call For Sale By Owners and expired listings.  The main thing is to make contacts and hand out business cards.  Make sure your name is the name that pops into people's heads when someone says they are buying or selling.  You can also go door to door and introduce yourself.  Or make fliers or buy door hangers and leave them.  Just get out there and meet people and don't give up.
