  1. Price the house right and make it as perfect as possible.  You will need to do both.

    I sold my house at the worst possible time, between Thanksgiving & Christmas.  This is what I did.

    Had a couple of realtors appraise my house, and priced it 5% below their lowest price.

    I moved at least 60% of my stuff out of the house vitrually emptied all cupboards, closets, basement and attic.

    Painted all the rooms, cleaned all the carpets, washed all the windows.

    Cleaned the house from top to bottom. made sure it was spotless.

    Took lots of pictures and made my own reality sheet, put them and a large sign out by the street.  I was lucky because I was on a fairly busy road.  

    I brought copies to every copies of the reality sheet to all the stores & restraunts in my town and the neighboring town.

    Held an open house every weekend, had to advertised that in the local paper.

    Showed the house to about 40 people, sold it in six weeks, closed in March.

    It was the hardest thing I've ever done.  Worked non-stop preping the house for two weeks (that was my vacation).

    I'll probably use a realtor next time just to coordinate the showing of the house and the advertising.  The big benefit you get with a realtor is that most people will use them to find a property and the realtors are more likely to show a listed property than a FSBO (for sale by owner).

  2. It is not easy task when you are selling your house. You have to calculate the going price in your area. Sooner or later, you will have to consult with broker to make clear about how much your house worth. So keep on researching and you can do it on your own.

  3. It is hard to sell any house fast these days ...but here are some tricks you can try. Clean the clutter, less is better in terms of furniture, clean the outside, plant fresh looking flowers, and price below market value. Advertise online, like Craiglist, and be willing to have open houses over the weekend.

  4. Sell it on Craigslist and advertise "no closing costs and no down pymt" and pay up to 8.5% of the sales price for the buyer.

    I was that buyer 2 mths ago....not a penny out of my pocket.
