Anybody architects, builders, or structural engineers out there? I need help!?

I am purchasing a 5yr old, 2-story townhome in Houston, Texas. I had it inspected by a highly qualified inspector and the the inspector was concerned about a 4 foot cantilever section (part of the bedroom) that hangs out over the garage on the 2nd floor. The cantilevered area extends 4 ft beyond the 1st floor garage wall. The problem is that there is 0.5" inch drop in elevation on the 2nd story floor between the garage wall and the end of the cantilever (again, this distance is 48"). There is no evidence of movement or shifting in the area at this time and the property appears to be well-constructed.

Anybody have any advice?

  1. OK, being just 5 years old, go to the Town Hall Building Dept. and see if they have plans that were submitted for the development.   Ask to see if there is an engineers stamp of approval on the design.   4' is a big overhang.

    Also talk to the current building inspector about the finding.
