It's not exactly right next to UP but its on a stretch of Makati Ave that has excellent access to every major other road.

Its laid out in a small apartment type scheme...

You walk into a small living/dining room with a couch, glass top table and some chairs. kitchenette with a hotplate, full fridge, sink cabinets and aircon. A separate bedroom with bed, nightstands, desk, TV another aircon.
