Apartment Issue, relates to I-94W Visa Waiver Form?

Question

Right, I plan on going to America for 1 Month to stay at a friends Apartment, would this be an issue to put down on the I-94W Visa Waiver Form as the Address I am staying at? Also, theres an issue of me staying there as it's a 2 Bedroom, Her and her room mate, could I actually stay there as wel? even though it's rented out as a 2 Bedroom for her and her room mate? wouldn't the people she's renting it off be a bit P'd off?

There's no issue in putting an apartment address of a friend on the I-94W so long as that is the primary address where you will be staying.

Lease conditions can vary widely so the only way to know for sure is for your friend to contact the leasing company and check with them. It would seem a little unfair to me for them to want to charge extra for a guest coming to stay for a short time.
