  1. My husbands credit is bad too and mine is good, he makes the money in the relationship and we just bought a house (in both of our names) soo... I don't think it will be a problem, just put her name first on the application that way they run her credit first

  2. I live in California and worked for a realtor and we used to discuss what the market has done. To answer your question, it depends if you go to an individual renter or a property management.

More than likely  in an individual renter, the 720 and high income is enough. Some don't even do credit checks. Property management more than likely would turn it down but it depends on their guidelines.  It doesn't mean that you can't go through them.  Most property management both need great credit and high income though.

If you use only hers, is her income pretty good? Then you can just use hers but it depends if income qualifies.  Try asking the renters directly. You can be anonymous.

Income is really what is starting to count.  Since you have the 720 to back it up, they should consider you especially since there is so much competition in finding individuals to rent. I live in the East bay and noticed price dropped and listings that have been up for rent for quite a while.

Congratulations to both of you and I know you guys will be just fine!!
