My condo is 23 y.o. & have cold drafts from the windows & doors.

I have been told that the weatherstripping has worn away form repeated painting, age, etc.

I pay a monthly maintenance fee for outdoor maintenance, water, garbage, lawns, snow, etc.

  1. You could talk to to management and see if they would do the work for you even if you have to pay for the work , that way you use there repair man and don't have to find someone to do it for you.

  2. doesn't sound like weather striping around windows falls under any of those categories. that's the point of having a condo vs renting. those are YOUR windows, yours to enjoy and yours to fix. every owner in a complex pays into the association's pool for repairs so unless you can get everyone to agree that all windows need this repair it will be up to you to take care of your problem. good luck.

  3. no, not usually-  each individual unit is responsible for small little repairs that do not fall under large, general repairs-.   roofing, siding, exterior painting all benefit the association as a group, your weatherstripping is basically for your comfort only.   it would be the same if your faucet or pipe broke "inside' your home, its up to you.

  4. I would say that, no, your weatherstripping does not fall under exterior maintenance and would be your responsibility to maintain.

Your condo association should have given you a document when you purchased your condo that details what they are responsible for.  If you don't have it, request a copy.  If you have lived there for 23 years, request a current copy.

  5. don't you have a clause in your contract or deed that defines the responsibilities of the maint.?

i don't think that's going to be in it though.i think it will only cover major items, due to a storm or something like that.ask a neighbor, see if they have had the same situation.but ,its not going to cost that much to have it done even if you do have to pay for it.
