Are there any consequences to terminating a real estate agreement if we are not happy with the agent?

  1. There would be none provided you obtained a release in writing from the realtor.  Without the release you are still obligated by the contract you signed.


  2. Only one major draw back. You would owe her/him the full commission.

  3. Are you a buyer or a seller?  Do you have a deal that is closing or are you unhappy with your listing agent?

  4. Happens all the time.  Usual complaint is that the agent is not returning phone calls,  has never shown the house himself,  has never run an ad.   If the agent won't terminate, call his broker.  No one likes an unhappy client who can be made happy quickly.

    Lots of sellers want to cancel after a buyer knocks on their door and says "If you fire your agent, we can split the 6% savings".   That will be in the back of your agent's mind when you call to cancel.  Did that happen.

  5. The contract is sort of deceptive.   Your contract is with the broker, not their sales person.

    Contact the broker and ask to be assigned to a different sales rep.    Tell them why you want to change so they can pick a different agent that will make you happy.

    There are no consequences of this, as your contract is not effected at all.
