  1. very rare to find a salaried 1099. 1099 is your tax status as a liscensed real estate practitioner. Technically you are an independant contractor. No benefits.

    However, I got on as a salried 1099 as a liscensed assistant. Thats the only way to get a salary and commission.

    You have to find someone willing to pay you a commission and salary for assistant work.

    OR

    You can get paid to work on site at a new development. You can get a salary as commission draws and it is paid back after you make a sale. Expect to work a second job your first year in Real Estate unless you get on as a liscensed assistant.

    OR

    Many brokers will pay liscensed agents to sit open houses during the weekend. Usually $100.00 a day. however, the customers belong to the broker that you are sitting for but you do get a referral fee of 25-30%


  2. i'm mostly in new home sales with a builder.  I am now getting 60,000 base salary and 2% on each sale, plus the other standard bennies.
