  1. Buying places and renting them out.  I could flip them too but I think renting will turn out better over time.  You have to pick and choose real carefully and go to the areas that have been worst hit by the real estate problems (which surprisingly are still in ok condition with lots of nice neighborhoods).  

    Pick carefully and its not to hard to find places way below the market value (being sold by banks that just don't want them anymore), and the cash on cash return is like 20% plus, but I don't see these neighborhoods turning around soon - gonna be years before I sell these places.


  2. New home sales generally.  

    Sales are down 32% from 2006 YTD.  

    Selling on average 12.6 a month.

    Average sales price is $471,000

    Traffic is only down 8% from last year.  People are taking longer to make a decision.  Plus they have houses to sell.

    I have looked at all the problems buyers have in order to purchase a new home from us and have come up with ways to solve them.  While other sales people are still trying to sell homes, I am using marketing.

    The key to this business is to know what is going on in the market and be ready to adapt.

  3. Agricultural real estate that I own has appreciated 350% since 2001...dumb luck for me!!

    Real estate auctions are working well for me right now (as an auctioneer)  short intense marketing period then close the deal.

    Property management has a lot of room for good, service oriented well organized individuals.

  4. I've done very well in the past with properties that are easily rentable and which have positive cash flow from day 1.   Getting rich slow is the wininng solution and capital gains are the icing on the cake,  monthly positive income is the key to success.

  5. I am selling houses in North Texas and doing very well.  This area is much stronger than the rest of the nation so it may not be anything I am doing.

    I own rental properties in this area and they are doing very well also.
