As a buyer in Real Estate, what would you prefer????

Say the seller only had a chance to remodle 'one' bathroom. What would you prefer as a buyer to have done? The Master Bathroom, or the Guest bathroom?

I'm in the process of remodling, and just in case I don't get to one of the bathrooms before we sell our home, I need to know what potential buyers will look for and like? Of course everyone would like 'both' bathrooms done, and so would I, but say for instance only one bathroom can be done. What would you prefer?

  1. How dated/ugly/personalized are they?

    It’s hard to give a general answer. I suppose I’d personally care more about the bath that most people will see than the one I’d use daily – but given the importance of master suites these days, it’s tough to call without knowing the conditions of each room and how they compare to your competition on the market.

    If you already have a listing agent in mind, why not call and ask them which would be better for your upcoming listing?

    it's a big determining factor in home purchase

    I'd suggest the guest bath be painted or decorated with new curtains, something to make it look fresh and clean even if you don't re-do it

    Kitchens and baths sell and that's where to put your time and money

  3. .   It is generous of you to be concerned with what the future buyers would like.  You might just do whatever you'd like and see how it works out.  If you have talent, maybe you could send a tape to one of the tv channels.

    The guest bath will be the first one that buyers see as they walk down the hall.  I'd pick that one.  Might be cheaper , too.

    But if the guest is scary you should do that one.

Well If I was buying the house the first thing I would think of would be to finish the second bathroom as that will be used by my guests so either they 'suffer' or I do.  I would want them seeing the nicer bathroom, but then again If I didnt have many guests coming over I would want a nicer master bathroom.  This is a tricky one.  Hmm you know I think I would pick master bathroom.
