Best ideas! For selling a house.?

I've had two realtor over and I'm deciding what to do...

I have dark natural wood molding. Both realtors suggested painting it all white. Previous owners had dogs so it's scratched in places....what would you do?

Other than that I have a million little things that we haven't been able to get to and don't have the money to fix now. For example the front lawn died - city water shortage - I was told to sell the house I'd need to resod....The basement flooded and the carpet suffered. It's been cleaned but needs replacing - strip to cement or keep and let the next person deal with it?

If I had two nickels to rub together I'd just fix the place up. We purchased thinking we'd be here years but we're military and discovered we don't have time to fix our fixer-upper. The market can't support the price we purchased it at and we'll be selling at a large loss...

  1. Ask the realtor to list the house "as is."  You may have to list it below fair market value for it to sell in the current condition.  With all the issues you have with the condition of the home and no money to fix them 'as is" is your best option.


  2. I would ask the real estate agents if they know what a short sale (or compromise sale) is.  You need someone to help you and that may be the best way.  Otherwise you may be facing foreclosure.
