No secrets.  You get it clean and then you put up a sign and you sell it for a price that gets you enuf to move.   If no one buys, you lower the price until it does.  At some point you may say that you won't go any lower.  Then you stay right where you are. /

This take time in showing your home, making flyers, putting ads in your local newspaper, accepting calls at all times of the day and evening.
