Bought a new condo, should I have inspection done???

It is 2004, mint condition. Should I hire a home inspector to have it inspected?

There really seems to be nothing wrong with the place (I examined thoroughly before buying) and sellers seem honest, but should I go back and take pictures? Is this really necessary? Thanks.

  1. Yes, you should always have a home inspection completed.  You never know when he/she may discover something unforeseen (i.e. mold, poor construction, etc.).

    I strongly suggest you get a home inspection completed.


  2. Simple answer - YES

    Always protect yourself.  There may be hidden problems that an inspector can find ahead of time.  I se it all the time on the Judge shows, "They seemed like really nice and friendly people, really honest - but after I moved in, I discovered all these problems."  

    They have only themselves by not doing the due diligence to protect themselves.  Don't fall into that trap.

  3. Yes.  Irrespective of the age, and maybe *because* it's so new, with all the problems that seem to pop up in newer homes these days, you should always get an inspection done.

  4. Is it a hi-rise condo or townhouse style condo?  If its a hi-rise, don't bother because the inspector isn't going to check the building for structural issues.  If its a townhouse condo, then yes, its worth the piece of mind.

    Most important is to get a status certificate from the condo corporation itself.  You should check the condo reserves to see if they have enough money in their reserves.  If not, and something major happens to the building, they have the right to get the extra funds needed for the repair from the condo owners.  But if they have a large healthy reserve, they are less likely to ask you (and other owners) for the funds required.
