Bought house via foreclosure sale...change deed?

I bought a foreclosured home via public auction by county..and I received a commissioner's deed.

What is the best way to "clean" this deed or to get a warranty deed??

  1. Uh, you can't.

    Depending on your state law, you have title, plus any liens, taxes, judgements, that stayed with the land the day you bought the property.

    IF you clear the title, you can then TRANSFER as a general warranty deed, but you cannot change the way the property was transferred to you.

    Some states give people that have lost their home the legal right to come back and reclaim the house up to a year after they vacate...very, very rare, but it happens.  

    Commissioner's deed works just like a Sheriff's deed.

    You are NOT guaranteed clear title when you purchase a foreclosure, and I really hope you were smart enough to research the title before you bought it.


  2. I have not heard of one.   The actual deed to the property is called this?

    I would think you need to take it to a title company and pay any liens on it.     I have not heard of this deed and am not certain that it conveys ownership.
