Breaking lease, please helpP!!!!?

I'm trying to break the lease at my apartment, and I know they might have fees for doing that. But my question is, if I don't have it all up front, can they let you do payments and pay even after moving out? cause i want to leave on good terms and it not affect my credit too bad. and I know it's usually on a case by case basis, but anything will help.

  1. Typically the fee is due upfront, but the complex may work with you.  It's really up to them.  Talk to the manager at the complex and tell her you need to break your lease, and see what your options are.  She won't be very upfront with the details, but review your lease and go in with some information already.  


  2. if there is no "early cancellation or exit" component to your lease,

    you have one by law; it's called the Sandwich lease.

    find your own replacement and you lease to them.  When YOUR

    lease is over, they become the landlord's tenant.

  3. I'm a landlord.  If you come to me and plead your case, i might release you.  Even better if you are willing to pay me something.  I won't take payments because i'll never see the money. Once people are gone, they disappear.

    If you move out in the middle of the night, i won't be happy.  I now have to go to court to get permission to enter the apartment.  That costs me money and 30 days wasted time./

  4. Sub-let the apartment. Let the landloard know your intensions Place an ad in your local paper and interview the cadidates. Ask your landloard for application forms to fill out. They will have to accept the new tenant however.

  5. The ONLY ones who can answer your question are the complex managers.  Be advised get anything in writing and if you have any months left of a 1 year lease, for instance, then you will owe for all those months as well until they can re rent the apt.
