Building houses and selling them "builders question"

im 19 years old and my dream is to build houses and then selling them, so another words a builder. can u make a lot of money doing this? and is it hard doing this i mean with everything you have to do. please help me with some info on this. thanks!

It's a great business and profitable.

There is a lot to learn.  At this age, I would get into the actual construction end.  Get a job in the field building houses.  I would also be going to school at night to get a business degree.  

Check out www.nahb.com (National Assoc of Home Builders).  They have a year trade show (this year in Las Vegas) that you should attend.

There is normally money to be made in the construction of houses and sell them for a profit.

Nothing is hard as long as you are educated about what you are doing. It is the un-intelligent ones that find things hard and can't get things done.



In California you need a construction license to do this. There are a few schools that teach you to pass the construction test in California to get your construction license.

I don't know how many houses you plan to do, but starting out small is normally the way to do this.

Find vacant lots in the city close to you, find out from the city planning department what can be built on the lot prior to buying it. Some lots are R-1 meaning you may build a  single family house, R-2 means a duplex of some sort or two houses on one lot. R-3 means you may build 3 houses on a lot and of course R-4 means you may build 4 units.

You will have to understand the permit procedure as well as the various inspections from the city such as electrical, building,plumbing and other inspections that the city might perform.

Yes, it is hard.  You need to gain experience in general contracting before you even think of trying this.
