Building on my parents land

My parents have a large area of land next to their home that they have said my husband and I could build on if we wanted. The modular home we have been thinking about would be perfect and still leave much land on both sides. However, the town has said no, that it is only a 1 house lot and they are short 300 sq ft. Is there anything we can do about it? Or is it a closed deal? Thanks

  1. Maybe they can split the lot in two and deed you the part you want to put the modular on? That would require a surveyor, and you better call the county to make sure that will be acceptable.


  2. You can apply for a zoning exception. See your county or city clerk to find out the exact process you need to take.

    You may be able to find a manufactured house that is 300 sq ft smaller, and put it on a larger basement to get around that requirement. Just remember to be nice and professional about it all. If you keep trying, they'll probably give in eventually.

  3. the only other option would be if parents can subdivide the land and if both lots would still meet minimum size requirements - subdividing costs some money.

  4. It all comes down to the town & zoning. It sounds pretty closed to me!
