agree with Andy. you have a purchase and sale agreement that should deal with this type of issue. if they have put money into escrow they may end up forfeiting it if they are not living up to their end of the agreement

In CA the standard purchase agreement gives the buyer 17 days to do all inspections.  They can cancel at any time during the 17 days for any reason and keep their deposit.
