Buying a 380 m2 plot in Foca, for building a house ? Is a 45 000 € price a good deal ?

I still haven't visiited the place, and I only saw some pictures and discussed a bit with the owner. He says the plot is 1 km away from sea, but I need to verify the distance,the surface,the neighbourhood, the legal autorization for building on this field,etc..

I need more info and advice from Turkish people, because I fear that a foreigner like me may be "supposed" to be "naive" or "wealthy'' (or both)

Where can I check up online the official status of a property ( real owner's name,etc) ?

  2. In Turkey, the land registry is subject to privacy laws, therefore an on-line inquiry or an inquiry other than the owner is not possible.

    Therefore best course of action would be to learn the registry info of the land from the owner (in Turkish: ada-parsel-pay), then have a real estate expert estimate a price or exact location, etc.

  3. You (or your representative) should be able to check the details on the town plan.

    You need to make sure that the deeds (tapu in Turkish) are valid (sometimes they just don't exist!) and that it is in an area where foreigners can legally purchase land/property. The rules on this have changed very recently and it is now more difficult for foreigners to own land/property. It has always been impossible for foreigners to buy anything that is close to military land and Foca has a large commando training base so be careful.

    Foca (Eski or Yeni??) is a lovely town, within easy reach of Izmir. Is the price for the land alone? It sounds OK but be aware that the construction costs will probably be the same amount again, or more.

    If you look on google earth, Eski (old) Foca is at 38'39'44.29"N 26'44'54.40"E, labelled "Foca Limani". Yeni (new) Foca is at 38'44'37.40"N 26'49'59.68"E, labelled "Yenice Koy". As you will see they are two quite separate small towns.

    Come on ! Since you already know a bit Turkey, why don't you hire a real estate adviser there ? He would certainly help you avoiding certain mistakes...

  5. Wow! Congratulations!

    In addition to above, I recommend you to see the place. The Aegean region has very nice plots, green, near the sea and town, and very desolate ones, too. Be sure to buy what you dream.

    And checking with the registration office (tapu) is a routine thing done by all prospective buyers. Don't be shy about it. I suggest you consult a good international real estate office, if you are not sure about the price. Because locals may think all foreigners are filthy rich.

    Why not check below web site to compare prices? Even if you don't speak Turkish, at least you see the place name (Eskifoça), area and price, and photos if the seller has submitted one or more.
