  1. You'll need a four ton a/c system if you live in the south. The further north you live the closer you'll be able to size your system to the 21/2ton the sq.ft. would dictate. The difference in size is because lack of attic space and walls that usually run about 21/2" thick. Allowing more heat gain than standard construction.

  3. I lived in a 1860 sq ft modular and had a 3ton unit that would keep it cold in the summer and hot in the winter.

I would say12,000 btu would do it if trailer is sealed and insulated properly, Conduction, heat-loss, and climate you will be in, might up this estimate if you have any of the above deficiencies! Ceiling height is lower than the average home and will help keep the figure down and in this range. If the A.C. doesn't run very much then it loses it's efficiency, so you'll want a resonable duty cycle,  i.e. Run Vs idle time
