Can I Add Second Story?

On the back of my house is my garge and a laundry room. There is no foundation under this part of the house the whole area is about 22'X22'. The laudry area is around 8'x22' and is 12" thick concrete slab and the rest of structure is on 6" wide and 12" deep footing. I was wondering if the footing would be enough to support the weight of a second story.

  1. sounds ok but you will need to get an engineer in to do any thing first he will know for certian.no matter what you would not be able to get a permit to build without an engineer approval


  2. You need a foundation for it and an engineering calculation.  In general, you cannot add a second story without adding vertical structure.  Hire an architect or an engineer.

  3. local codes as always apply, you may need to have a footing below frost line to comply with code and limit future shifting, even if current structure does not.  Ask town hall and local building engineer of codes. You may actually have a footing at the perimeter and at other load bearing points under your slab.

    wheter or not your building will  support the weight may be nore more important than codes, as you do not want to be forced to tear down your addition or put a footing under it after built if codes require such.

  4. Call an engineer.  You may have to under pin it.
