Houses in Hawaii start $600,000 and thats for old houses too without air conditioning....

you can find new houses for $800,000 and up..but they are made of cheap wood and stucco....not mainland quality.

On the Leeward side (low income, high crime) you can find newly built houses for $500,000..again...no front/back yards...and you have to deal with the RED DIRT (which stains everything and can't get out)

for $500,000 you can a condo....1 or 2 bed and they will be old and not in good condition.....

the Brand new condos go for $1 million and up!!

You can get a condo for that amount but a house is out of the question.  You can't even get an old fixer upper for that amount.

I've seen alot of nice houses on Oahu for around $500K.  The houses in Honolulu are a little bit more expensive, but if you go to Mililani, Kapolei or Ewa Beach you can find deals.  If you check out www.oahure.com you can see alot of great deals.  It's a buyers market right now.. the inventory is growing.  Alot of short sales/foreclosures.  I've seen some house prices decrease by $100K.  Check it out.

You might find a home of about 1200 SF on a lot of 3000 SF within 5 miles of the city center, Bishop Street, in poor condition (not liveable).

If you go to Waikele, Mililani or Makakilo, you might find a 20-30 year old house, 1500 SF, on a 5000 SF lot.

If you go to Ewa Beach, you can get a 10-15 year old house, 1800 SF on a 5000-6000 SF lot, but the commute is terrible.

Or, you can get a nice 2 or 3 bedroom townhome or condo near town, 20-35 years old, 1000 to 1500 SF. A 30-year-old townhouse on the water in Hawaii Kai can be found for $600,000. For $500,000 you can get a townhouse in the same complex but not right on the water.
