  1. You have the right to occupy the house. You both have rights from each other when you signed the lease. But I would just go talk to the owner and explain your problem. He knows he can ruin whatever credit you have but will still not get the money for the rent. Does your work permit renew without a credit check for bad debts? Maybe you can both work out something that will work.

  2. Honestly, I think you are 99percent screwed.

Now, if you went to your landlord and explained the situation (BRING PROOF) that it is a REAL emergency and your not just, you know, moving for a stupid reason like you heard the party scene was better 2 towns over then there is a chance s/he might work with you.

Offer to pay for an additional month after you vacate so that s/he has time to look for a new tenant and you are not causing the landlord a loss of income due to your leaving.

It isn't as if you have any choice in leaving... You gotta do what you gotta do and family comes before credit rating...

Here is a question though... DO YOU EVER EXPECT TO GO BACK TO ENGLAND?

If you are going to stay in your homeland from now on out then you could just up and move and leave a nice note and not expect to get your security deposit back...

But if your planning on coming back, you would be best off if you just take the person out for coffee and explain what is going on and what you need to do and try to work out a plan that the TWO of you can live with.

If you make the effort to have it be fair on the landlord, they might take your side and just void the contract...

Even better? Find someone to sub-lease to until you can come back... Or someone to 'take over' your contract. (Know any friends that need a place to crash?)

Good luck to you!! I hope your family emergency works out!
