Can I finance a home in the Philippines directly with the owner?

I am looking to purchase a home in the Philippines and would like to know what are the necessary legal requirements to obtain financing from the owner? Please send me the links if possible.

This is not a simple question......

Are you a Philippine citizen ? Are you married to a Philippine citizen?.... Are you incorporated?.... Is the home a house or a condo? Does the owner have clear title? Is there right of way access to the home? .....  

This is a very complex endeavor with a lot of potential hazards....

As far as the method of payment is concerned..... you can arrange payment in any manner agreeable to both parties.... most Filipinos prefer to deal directly with the buyer...... but you better do your homework.....the real estate laws here are probably different than where you are from..... it might be worth your while to get some professional help
