Can I fire a realestate agent before the contract is up if they aren't showing my house?

Other realators have told me that my realtor hasn't allowed them to show the house. It has been on the market for 9 months and the only decent offer I had fell through because the buyer wasn't qualified. It also hasn't been shown for over a month.

  1. Call their broker.     They should not be involved at all in the showing of your property by buyers agents.     As long as you allowed a lockbox to be installed the agent is not really involved.

    Your contract is not really with an agent, it is with the broker, the one with the real license.    You can keep your contract and change agents without any difficulty at all.


  2. Contact the managing broker over your listing agent to discuss this. If you can, provide the names of the agents who made these statements.

    It would be absolutely stupid for an agent to deny a buyer a showing. They don’t get paid until you sell so something here is fishy.  It would be good to hear both sides of the story before you assume what you’ve been told is true.

  4. You can end a contract for nonperformance. The guy contracted with you to sell that house and if he had done the work 9 months ago, you would have sold at a higher price!

  5. As long as your listing agreement doesn't state something different. But yes you can fire them at any time during the listing agreement.  However, make sure you did not agree to compensation should you cancel, and if there is a showing clause regarding those that have viewed the home within a period of time, generally that is 180 days after cancellation. Meaning that should someone who viewed your property during the actually listing time, should come back and buy it, then you could owe a commission.

  6. how do they know-- have they had potential buyers and your agent not contacted you for a showing---if so then yes -- if they want the contract then no it is just a slow market

  7. You will need to prove that your listing real estate agent is refusing showings on your property.  Frankly, I find that highly doubtful.  I would rather think that the realtors who are telling you they were refused would like your listing, and are filling you with BS to gain the listing.

    Talk to your listing agent and approach him/her with what you have heard.  My guess is that you will hear the OTHER side of the story involved.

    No real estate agent will refuse a showing.  Why WOULD they ?  That's how they make their money.
