Can I make money if I find a property owner a suitable renter?

I want to get into property management... I am currently studying for my real estate license. I want to know if any agents out there would be willing to give me a small percentage off the compensation they stand to receive from that particular rental if I do all the leg work, advertise, show the property and get that right person in there.

  1. It depends on where you live, but where I live, you need a leasing license to do that.  


  2. You must have a license in order to receive commissioned compensation for work in the rental of a property that is not owned by you or your employer.

    It is possible for a realtor to pay you a flat fee to act as an assistant.  But, they can not give you commissioned compensation.

  3. You will need to get in touch with the property owner in advance and get an agreement for a referral fee.  Same situation with the real estate agent.  There are rules in place in each state where the laws spells out what activities you can carry out where a real estate agent license is required.  

    Agents and property owners may be willing to give you a referral fee, but the fee cannot be a 'commission' for performing tasks where a license is required.
