Can I rent an Apartment in a new town without a job?

I have great rental history and am moving to Oregon. My girlfriend is taking an internship position there and I am currently looking for a job. I do not have a job yet and am wondering if there is any way that I would be allowed to rent without a job? If I get a part time job right away would that be sufficient? Please somebody save me with your rental genius!!

  1. Usually you have to make the rent in 1 or 2 weeks of your normal paycheck (something like that).  If you dont have any income, then its going to be difficult.  Only other possibility would be a co-signer.  Dont be discouraged though. Maybe you can find a house for rent and get someone who is understanding.


  2. i believe you can, obviously if you have the money to pay for the first and last months' rent.

  3. If you have the cash and the credit you can do a lot of things.

  4. Mainly you just have to prove you are capable of paying the rent. If you have sufficient funds in the bank, brokerage, Trust fund, or any other type of liquid asset you should show that to them. I would even consider offering to pay several months in advance.

    The Part Time job only helps if you will be able to prove that the income can cover the rent. The Landlord only cares about your ability to pay the rent on time.

    I work largely off of commissions and receive a smaller salary. My job requires that I visit many locations in person. Thus I have 6 Apartments and 1 house. My income often gets scrutinized because my employer doesn't file the 1099 until the end of year and my commissions are paid separately. Even then I am not an official employee but act as a contracted consultant.

    My point being I face a similar problem and often must pay in advance. You will likely have to do the same in order to secure the lease agreement. If you have no cash assets to show them, or pay them, you shouldn't be moving.
