Can I terminate my lease due to medically documented reasons?

I have rented a residential property in GA, since February 2008. I love the place and all payments are current. However, a car accident has left me with hip and back problems that are worsened by climbing stairs. My doctor has instructed me to avoid steps and is willing to provide written documentation. The problem is that the rental contract provides no early termination option. Any info/advice is appreciated.

  1. Unfortunately this is not a valid way to cancel your contract, but if you speak with the manager and explain the situation, they may feel bad for your situation and cut you a break.

    The other option could be to locate someone else who can move into the property and will be acceptable to the management you can probably be relieved of your obligations.

You can beg the landlord and hope he a) likes you, b) has leeway to let you go early without penalty (for example, if he's not the owner, he may not have the power to modify agreements... or he may HAVE to have the income from the apartment to pay his own bills).  Legally, you are bound by the contract; if there's no clauses otherwise, you're still responsible for the rent regardless of other circumstances.

  3. Speak to an attorney before you approach your landlord .
