Can a 4 ton 14 seer ac unit cool my 2 story 2200 sq ft house?

  1. It can, but not real well. Especially upstairs. 1 ton is good to cool about 400 sq.ft. so you will be on the low side. Plus upstairs won't get much at all. You should look at getting 2 3ton units. One for upstairs and 1 for downstairs. A little pricey, but cooler. If not then go with a 5 ton and it will be more efficient for you.   2. 400-500 square feet per ton of A/C depending on construction and how the home sits facing the sun.

    The thermostat location will tell you how this system will work, t-stat down stairs and it will be warm upstairs. A good size return upstairs and the t-stat up stairs will work better. It is all in the duct work and how the air flow is balanced to how much temp change you get from area to area. Two stories should have returns upstairs not downstairs.

  3. Yes but you will never be content untill you have a dedicated unit for the up and a dedicated unit for the down.

    A 4.5  won't even bring as much satisfaction as the dedicated units will.

    I have ran many"upstairs running warm" calls in the heat of summer,when only one unit was cooling the house.

  4. Yes it is possible. I would have a reputable company take the proper measurements (called a Load Calculation or Manual J) to make sure this is the correct size for your home. Depending on your upstairs (open vs. closed), heat will rise and collect. Two units can cool both but be careful of sizing as they can conflict with each other.
