Can a displaced homemaker qualify for mortgage with no employment or alimony yet?

My divorce will be final in Sept. At that time the court will provide the court ordered alimon and chil support order which should begin Oct.1 - In order to qualify for a loan - one banker said that you must be able to show having received alimony for one year or 2 years of employment - can't show either - I am renting the house I want to buy and would like to apply for a mortgage - can I qualify

  1. You would be more "risky" so you could get a mortgage but the interest rate would be 8.75%.   If you wait until all your affairs are in order, the interest rate would be 6.75% if your credit is good;  7.5% if it isn't .   Start shopping. .


  2. Nope...you sure can't.

    Unfortunately, women that are homemakers run into this problem alot when they divorce.

    I would also highly, highly caution you on getting a loan of ANY type using your child support or alimony as income to qualify for it...while legally, lenders allow for it, if your husband loses his job, you can scream to the courts, "I want my money" all you want, but if he doesn't have a job, it won't get a check deposited into your account.

    I have seen it too many times to count.

  3. I highly doubt you could get a mortgage without a co-signer.

    How would you make the payments?
