Can an 18 rent without a cosigner?

I don't turn 18 for awhile, but when I do, I'll be halfway through my first year of college. I'm thinking of renting an apartment with a friend my second year of college; I've crunched the numbers and it's very doable for us. The downside is my parents; My mother has horrendous credit and my father and me don't talk much. I was wondering if there was a way I could lease an apartment without my mom's signature. I know that I'm 18 but I'll have no credit history. Not only does my mom have bad credit, she also doesnt want me to move out until I graduate college and I don't think she'll sign with me. Also, it's somewhat of an independance thing, being able to be on my own.

Will I be able to do it?

What if I pay a large downpayment.. for a 9 month lease, pay three months in advance?

Any information would be incredibly helpful.

  1. .   Yes, you can.  It happens every day.  I want tenants who are honest and honorable who will pay me on time. Convince me that is you and you can move in.

There are ways around no credit and bad credit, but don't forget you need to show proof of income too so if you are a college kid on an allowance, you are going to have some real trouble without a co-signer.  You are on the right track about bringing more than average amount of money to your future landlord, but they will likely want it to serve as your deposit instead of upfront rent.  The idea of a larger deposit covers the landlord in case you default on the lease especially with a credit risk tenant.

  3. You can rent at 18 without a co-signer. The problem is finding a landlord that is willing to rent to you. If your a student, see if there is any off campus apartments.  

  4. You are going to need a co-signer, a co-signer with good credit.

    You should be able to get a student loan and pay the entire 9 months in advance with it, it is VERY commonly done.

  5. Get a credit card from the credit union and start building your credit.

    I'm 20, and I can buy a house with no cosigner, and a low interest rate. I rule.
