  1. No, you have to pay it off first, then you can donate it.


  2. hum... I doubt.  The lender has an interest that appears on the deed.  The lenders approval may be required. I doubt that you can actually do this.

  3. What is an act of Donation? The mortgagor will usually never allow a transfer of Deed, unless certain criteria are satisfied.  If what you are asking, is " can a person donate a property to a charity or another person, that they themselves do not fully own?" No.
