  1. 1. The person selling the flat should have clear title.

    2. The site/floor plan should have municipal approval.

    3. The bldg. should have a completion certficate.


  2. You must think many way like price.And then think that the place is suitable for u or not. Don't because it's look beautiful you buy. U must think first. Good luck............

  3. The builder is going to fix everything so you don't have to be too worried. Take photos during construction so you know where all the pipes and wires are.

  4. you should brouse around for a certified home inspector.it should'nt cost you more than a few hundred $'s.it's the best idea.It could save you lots of  headache.They will inspect from top to bottom,in and out and under.Sometimes the homeowner/realtor will not always tell you about that crack in the foundation that appeared last year before he put new carpet over it or the tree up against the house.How's the roof?Are there too many layers?Maybe that new roof was just a bandaid.Most inspectors will have a checklist.Follow him around and educate yourself for future reference.Ask questions.Get your monies worth.Remember,this is one of life's dreams.He will also do a termite inspection.If there are any major repairs to be done,let the homeowner/agent take care of them.Why spend more than you have to?Why they might even sell the house as a fixer-upper,sometimes slashing the asking price up to half off.Also you should check out the geological surroundings.For example,flooding,forestry fire zones,faultlines,hurricanes,tornado alley,ect,.It does'nt make sense to go broke on a good investment.Good luck.

    3.ask for your appraisal check the price with the on line pages

    4. review very well the appraisal how may bedrooms, rooms, baths...with the on line pages everything has match..the house can have illegal rooms...illegal rooms don't be consider on the price

    5. ask for the preliminary report it is going to show you how much the owner owns on that house, liens, year built...make sure that everything will be ok with the city ( garbage, water, violations, liens) where the house is located....

    6. make sure what the contract says

    7. make sure to get a fixed rate loan for more than 10 yrs... if you can get with 30 yrs fied rate will be better...

    2. check the documents for clear title through a lawyer.

    3. check whether the proper approval from local civic      body obtained.

    4. check the specifications and the quality of construction through an engineer.

    5. check the sewer and water supply arrangements are made available to the house.

    6. check the price whether it is fair. and proceed.
