If you do not have the assets to make the purchase, then do not buy the  property.  There will be more deals when you have saved the down payment money.

I disagree with Thomas P.  I started in real estate with absolutely nothing.  I had the seller of my first property kick me back $20K at closing to get the ball rolling.  

You don't need assets, you need creativity......you are displaying that by advertising on this site.
