  1. Of course you can. You just have to hope they don't sue you for specific performance and money damages.

    Instead of breaking the contract ask your Realtor if there is any loopholes to get out of the deal.


  2. Not if you have already signed the contract/offer.  You are now in a legal and binding contract.  The buyer can bring suit for specific performance and/or damages if you default.  It's not pretty, because the buyer generally wins.
