  1. if this crack was on the inventory when you moved in the its your landlords responsibilty, this kind of damage can be 'chargable' as there will be a clause in your tenancy agreement foyou to keep the house in a reasonable state of repair or you would need to be able to 'prove' u didnt do it. if u think it has been done deliberately then get an event number from your local police station and the landlord will be able to get it done under their house insurance. your landlord does not have the right to be in your home with out prior arrangement and certainly should not be going through your  things. I dont even think your landlord should have a key to the house unless this was agreed at the start of your tenancy.  if you want further advise. i suggest contacting your local citizens advice centre.

  2. Unless it was there when you moved in it is your damage and sha can sharge you to fix it.    If it happened during a storm or something of that nature she may be able to claim it on her homeowners insurance.

  3. Your right she can't charge you. The only time I charge my tenants is when it's their fault. I also tell them the only time they will not be liable is when someone breaks into your house or we investigates and find out they didn't have anything to do with it.

  4. No. She can definitely not charge you unless she can prove it was done by your negligence.

  5. You can only be charged by damage you caused.
